ROUGH GUIDE TO BUYING A PROPERTY IN FETHIYE AND SURROUNDING AREAS, TURKEY
As there is a reciprocal agreement between the British Government and Turkey , it is very easy for a Briton to buy a property here.

A Basic Guide is set out below.

Mortgages on Turkish Properties are now available in the UK. For more information on this, please contact us.  However, raising equity on your UK property is generally a cheaper option, but, should the worst happen, your main family home could be re-possessed. 

Firstly, as in England you need to visit the local estate agents (ideally us,) who will offer you properties to suit you, within your specified price range.

Once you have decided to purchase a property, a holding deposit will be taken, these are generally not refundable. A contract will be issued, showing clearly your payment plan, amount of deposit taken, a copy of the details or tapu (deed) if available and the hoped for completion date. You should also receive a receipt for the deposit sum.

You may choose for either a solicitor (your agent would recommend some) or for an attorney to act on your behalf. You would need to sign contract, and a power of attorney, and get these notarised, in order for your attorney or solicitor to act for you in your absence. You will also need six photographs (passport style) of yourself. We do recommend the useage of a registered solicitor, for your peace of mind.

An application to the local authority will be made to place a search on the deed, and the army will be applied to in order to carry out security checks upon you. A Fee will be paid for Mapping, which is required by the security authorities.

Once the results of these are received, you may move (or your agent or solicitor acting for you,) to completion of the sale. At the time of completion you will be required to pay a purchase tax, in this area, the purchaser would also pay the vendor's share, to total at 3% of the sale price of the property. This price is entered upon your deed.

It is generally, as simple as that and your agent or solicitor will be with you all the way.

It is not necessary to obtain residency to buy a property in Turkey , however, it is advisable as it is required to import your personal effects into the country, to buy a car or to obtain a work permit.

Any Estate Agency Fees are due on the completion or move in date whichever is the soonest, along with the final balance of payment (apart from any monies held back for the deed.) Any other expenditure would be required at the time of supply.

Legal Fees will be due direct to the solicitor/attorney acting for you, initial disbursements, completion fees and any taxes due will be due at time of final payment.

We do not act as attorney for you, you appoint an attorney or solicitor to carry out the transactions on your behalf. We do not take stage payments or deposits from you, these are paid direct to your owner/builder as it is this person, your contract will be with. We act as introducing agent only. Although, of course, we will be monitoring all on your behalf.

The examples of payment plans are purely that, examples and any payment plans will be arranged on discussion with both buyer and vendor.

It may be that for earlier payment on a completed property the vendor will allow full access/usage of the property, however, an agreement will be written up to cover said usage, this would also be included in the contract. This option, would require complete trust from both parties.

Kindly note, that, in Turkey there is generally a 3% Agents Fee due from the purchaser to the Estate Agent who introduced the property to them. Agreements are between the vendor/builder and we are introducer's only and have no interest in any of the properties or developments we sell.
